Do Nothing - The First Step to Successful Old Home Renovations

You’ve just purchased your dream wreck and you can’t wait to turn it into the wonderful home you know is lurking in it’s neglected frame. In fact, you’re going to start to rip that place apart today. Wait! Before you start tearing things apart, it is a smart idea to live with the house a bit. In fact, after several remodels, I am thinking about bringing my favorite gardening advice indoors - live with the place for a year before you make any major changes. I don’t know how many times I’ve said, “I wish I would have done x instead of y,” over the past few years because I dove right into major renovations the week I arrived.

Of course, there are some things that should never wait. A failing roof or heating system, structural issues (Don’t buy houses with them. Repairs will eat up way too much of your renovation budget.) and mold problems should all be taken care of immediately. Septic, well and electrical issues should always receive quick attention. Tearing out the wall between the kitchen and dining room areas and turning the living room into a kitchen? Wait. Please. I’m begging you. You may still want to tear out that wall in a year, but to make a big kitchen/family room area instead of a living/dining area.
